产业及工程部负责策划和监管总局及各部门
服务单位的建筑及工程项目;并在大型基建
工程中,负责统筹进行可行性研究、聘请顾
问及有关的工程管理工作,同时亦负责监控
施工质素、进度和工程费用.此外,本部更
参与各部门单位的改建、 重修及增善等项目,提供技术支援和专业意见,以确保达致
高效率及成本效益.有关尝产方面,本部负
责监察外判专业管理公司处理本局出租物业
的事务,包括物业管理、招租及维修等.此外,亦负责搜寻有发展潜力的物业投资项目
及进行可行性研究.
当政府以招标形式判出新社会服务单位,或
本局其他部门向拨款机构申请资助装修及增
善工程时,本部会协助部门制订服务意向书
内有关建筑设计的部分.
The Property and Works Department is responsible for planning and
monitoring all construction and works undertaken at Po Leung Kuk
Headquarters and its service units. It also oversees the Kuk's capital
development projects, including coordinating the implementation
of feasibility studies, recruiting consultants, project management
works. The Department is also responsible for monitoring work
progress on overall quality and budgetary control. To maximise
work efficiency and cost effectiveness, the Department provides
user departments with technical support and professional advice on
matters relating to renovation, alteration and various improvement
projects. In respect of property management, it supervises the estate
management company appointed by the Kuk to look after its leased
properties on leasing, maintenance and estate management. Apart
from this, the Department also looks out for properties with high
investment potential and carries out relevant feasibility studies.
The Department also works closely with other departments in
preparing the section on architectural design in the service proposals
when they bid for government tenders for new social service units
or apply for subvention from funding organisations for renovation
and improvement works.
尝产物业
本局部分物业由善心人士捐赠,也有善长捐
出地皮,局方其后再兴建物业.现时本局拥
有的物业,包括湾仔谭臣道壬子商业大厦、
湾仔轩尼诗道二二零号地舖、深水埗少清大
厦、青山道、福荣街、伟晴街及礼顿道合共
五个住宅单位、南丫岛一个村屋单位以及本
局自置的泽丰花园地下及二楼.其中位於佐
敦伟晴街的住宅单位是今年度获善长捐赠的
物业.届内透过稳健灵活的租金调节策略
加上强效的宣传攻势,令本局的物业接近全
部租出,全年租金总收入约一千一百万元
全数用以补助本局辖下各部门的经费.
谭臣道壬子商业大厦位於湾仔商业地带,届
内出租率接近百分之百.为提高出租率,届内除在保良局网页及《今日保良》刊登招租广告外,亦安排管理公司悬挂招租横额於人
流较旺的大厦外墙.此外,又与广告公司合
作,在地下电梯大堂设电视萤幕播放广告
大厦外墙设广告灯箱、 并出租低层玻璃幕墙、大堂墙身和升降机门的广告位置,以增
加租金以外的收入.
至於位於深水埗的少清大厦,本年度的出租
率亦接近百分之百.届内亦研究将大厦外墙
出租作广告宣传用途,以增加本局收入.
董事会通过成立「物业投资委员会」,成员由
董事会成员组成,定期检讨及制订物业投资
策略及路向,希望为本局带来稳定的收入.
建设发展
在建设及发展方面,本部除为各部门提供有
关工程的专业意见和技术支援外,亦与各项
发展项目的外聘工程顾问紧密合作.
Property Management
Over the decades, Po Leung Kuk has built up a portfolio of leased
properties either donated by benefactors or developed by the Kuk
on donated land. These include Yam Tze Commercial Building
on Thomson Road and a ground floor shop on 220 Hennessy
Road in Wan Chai; Siu Ching Mansion in Sham Shui Po; and five
residential units on Castle Peak Road, Fuk Wing Street, Wai Ching
Street and Leighton Road; and a village villa on Lamma Island. The
one at Wai Ching Street, Jordan, Kowloon was a donation received
this year. Most of our properties have recorded a high leasing rate
due to the Kuk's flexible yet prudent leasing policy and effective
promotional campaigns. The total rental income for the year
amounts to $11million, which has been used to cover some of the
operating expenses of various departments of the Kuk.
The Yam Tze Commercial Building on Thomson Road at the
heart of Wanchai commercial district, has approximately 100%
leasing rate. This high leasing rate has been achieved through the
Department's ongoing efforts to publicise the property by posting
regular leasing advertisements on Po Leung Kuk's website and its
newsletter, Po Leung Kuk Today, and hanging advertising banners
and billboards on the external wall of the building to promote
leasing. To generate more income
